Upon application acceptance, the applicant will have 1 business day to review and sign the lease electronically, pay the security deposit, pet deposit (if applicable), non-refundable pet administrative fee of $150 per pet (if applicable), the first full month’s rent, pro-rated portion should the lease start after the 20th of the month, applicable TPT taxes, and the $150 non-refundable new lease administrative fee with certified funds.
How old do you have to be to apply?
All applicants must be 18 years or older.
Is the deposit refundable?
The standard security deposit is refundable.
Who needs a guarantor?
Guarantors may be considered to help with income only, applicants must still have approvable credit and rental/mortgage history. Some findings may eliminate the option for a guarantor. The Guarantor’s credit score must be over a 650. Their income must be 3x the rent after their monthly expenses (rent/mortgage and payments per credit report.) If the guarantor is married, both spouses must apply and provide supporting documents.

Click the "Apply Now" link on our website. Our application process is two parts- the first part will be an identity verification and payment of the application fee. Once that is completed you will be directed to the main part of the application where you provide all of the details we need to review your application.
How do I pay rent?
Rent is paid through your tenant portal.
I want to get a pet. What do I do?
If you are wanting to add a pet to an existing lease you must make a request in writing for the owner to review. All additions of pets are at the Management and Owners discretion and are not guaranteed.
I want to move out, but my roommate wants to stay. What do I do?
Your roommate's income would have to be evaluated to see if they can support the lease on their own. There is also the option of doing a roommate switch. The potential new roommate would need to reapply and would be evaluated with the remaining roommate to see if they qualify. There are additional fees for this process.
My lease expiration is coming and I want to move out. What do I do?
You will need to deliver 30 days notice to the office by the 1st of the month you intend to move out.
Who is responsible for paying for repairs & maintenance requests?
If the repairs/maintenance are normal wear and tear the owner will be responsible for them. If the issue is deemed to be tenant damage, the tenant will be billed for the cost of the repairs.
